This rental house was foreclosed on by the bank and purchased by a person who was remodeling it to turn it back into a rental unit. There were various problems of concern and various contractors addressing them, but we just focused on the rotten deck. Our initial recommendation was to replace the whole thing, but the customer really wanted to do it as cheaply as possible. So we just replaced the rotten joists and beams, replaced the plywood decking, and applied a new waterproof membrane. It is a non slip waterproof surface with a 50 year warrantee that keeps the lower area dry. The railing was to be stripped and painted by the customer at a later date.
